Taking the lessons learned from West Broad Village, Greengate will be a blend of residential and commercial uses along Broad Street in the high growth Short Pump area.
Greengate softens the more intense use that was West Broad Village. While WBV offered town homes and apartments to compliment the commercial spaces, Greengate will incorporate single family homes as a part of the mix. Additionally, the amount of space dedicated to commercial uses will be less as a percentage of the development making Greengate feel more welcoming to the residents. Another significant difference will be the lack of apartments in the neighborhood.
Greengate’s location is a strength, too. Situated on the western edge of the Short Pump Town Center development, traffic is far less intense than on the east and residents will not have to run the traffic light gauntlet to access Route 288 and Interstates 64/295. Likewise, the recent Gayton Road extension over Interstate 64 provides another route to the neighborhoods and schools of Glen Allen.
Funded largely by the Markel/Eagle Partnership, Greengate is extremely well positioned, both geographically and financially, to be the next large scale ‘new urbanist’ success in the NW Henrico quadrant.
